We're happy to share the new Monthly Insights Canada on new home sales and operational costs, powered by BuilderMetrix™.✨📊   With BuilderMetrix™, you can gain critical insights on #homebuilder #finance, operations, #construction and sales through easy-to-understand reporting, #analytics, dashboards and #benchmarks.   As part of our commitment to the #homebuilding industry, we look forward to sharing key market insights each month about new home sales and operational costs.   Insights from our in-house data expert, Seamus Mulroy:   CDN NEW HOME SALES BENCHMARK Canadian builders experienced a 9.3% year-over-year price dip on a per square foot basis in March, recording a monthly average of $377.82. This is in large part due to the continued high borrowing costs facing homebuyers. Overall, pricing has been generally stable so far in 2024 as we head into the spring selling season.   CDN MATERIALS COST INDEX Our Materials Cost Index continues to highlight the reduction in raw material costs that builders are seeing. Despite the decline from their highs in late 2022, builders are still incurring material costs that are roughly 40% higher than in early 2020, highlighting the cost pressures that builders still contend with.   CDN FRAMING MATERIAL COST BENCHMARK Canadian builders saw a year-over-year decline in the materials component of their framing costs in March with an average of $19 per square foot. Framing material cost fluctuations continue to show significant decreases, an overall year-over-year drop of 15.9% from the peak levels. This benchmark reflects the industry's resilience in the face of high-interest rates and limited resale inventory, pushing more buyers to into the new construction market. In contrast to the overall stability, regions like Salt Lake City, UT, defy the trend with a 17.27% increase in March, while San Antonio-New Braunfels, TX, experienced a 13.39% decrease in March, highlighting the regional variances throughout the US.   US LABOR & MARKET COST INDEX Our Labor and Materials Cost Index continues to show the building industry’s notable trends: labor costs continue to be sticky and are facing upward inflationary pressure given the tight labor market. Meanwhile, material costs continue to normalize relative to their COVID peak. Both Texas and Georgia saw outsized decreases in their materials costs, decreasing 31.9% and 26.5% respectively. While on the labor side, Utah and Alabama recorded notable increases in year-over-year labor costs, increasing 30.4% and 13.9% respectively.   US FRAMING MATERIAL COST BENCHMARK Framing material costs in the U.S. continued to hover around $12 per square foot for March. Overall, the cost fluctuations show significant decreases, with the U.S. seeing a year-over-year drop of 30.1% in framing materials cost per square foot.
