5 months in and most of our problems have been solved. We have received reimbursement for the water bills and the roof corrections. I wish everything had been smooth from the start and I hope that future customers have a better experience than those detailed in my previous reviews.
Now that our house is all fixed up I have to say I really, really do like it, just like I liked the model home. It has tons of windows to let in natural light and that's my favorite part. There's plenty of space and lots of storage. Some designs could be better, as we lived in a townhome before this and had a larger master closet and larger garage, but overall, our home is nicely designed and comfortable. No regrets now that everything is settled and I hope that we will continue to enjoy the house.

Oct 8, 2021Previous review4 months later and the problems continue. There's only so much you can write in a Yelp review but luckily for prospective homebuyers if my first review wasn't enough to convince you to stay away there's more! Since moving into our home we have received ridiculously high water bills. In only 2.5 weeks we used 49,000 gallons. In other words we had a leak. The plumber had to come out 2 times to find and fix the leak. It took weeks to get the plumber out because Gehan would not communicate with the plumber on getting the irrigation system shut off.
Additionally 4 rooms of our house were completely unusable in the TX summer because they got absolutely no airflow. We had the HVAC repair come out and found out they jacked up the air conditioning system too. The ducts were pinched so they had to be replaced and we had to have 2 wall portions cut out to do that.
The attic rats moved out after spending $1500 to get the hole in the roof fixed as well as closing off other access areas. We still have not been reimbursed for the expense of them not closing the roof properly or the overages on the water bills.
The kitchen drawers don't open and close properly. We had cracked tiles in the bathroom. We have mold growing in our shower that won't come off with any amount of cleaning.
I really do like our house, but the problems just keep popping up. Gehan has been more responsive lately and I hope to write a revised, positive review once everything is fixed and hope this review will help improve future builds.Jul 5, 2021Previous reviewUnethical, illegal, nightmare- words to describe working with Gehan Homes. Emailing feedback@gehanhomes.com is just for show. They do not respond or care. I've done over 500 Yelp reviews. But you can also see plenty of other negative Yelp and Google reviews on Gehan. Take them seriously and go with a BBB accredited builder, not Gehan. At the very least have an attorney on standby if you're buying from them.
They have screwed up plenty of times during the 10 month long build process but let me first tell you about the unethical, illegal icing on the cake that they fed us one week before closing. After my husband pushed for a close date when they repeatedly kept delaying us, we finally got to our walkthrough where we were told that our house was centered on the lot by mistake which reduced the size of our side yard and that they would be giving about 8 feet of land on the opposite side of our house to our neighbors so that they would have a larger yard. At the time of the walkthrough the neighbor's yard was fenced in properly according to the survey borders and our land was just dirt without sod, but later that day a fence company came and removed the dividing fence and expanded their yard to include the 8 feet of land that belonged to us according to the survey. We were never informed of this until a week before closing, we did not agree to give up land, and we were told they had met and discussed this without us. So, 8 feet of land that we would be paying property taxes on would be inaccessible to us. What part of any of that makes sense? I contacted an attorney, my husband contacted the CEO of Gehan (John Winniford), our HOA, and feedback@gehanhomes.com. Gehan agreed to rectify the situation NLT 2 weeks after closing contigent on approvals. How they got approval to give away our lot space due to their mistake is beyond me. This is land that we contracted for, got our house appraised for, have the sprinklers set up for, and will be paying for. Not only is this unethical, it is also unlawful. They did not voluntarily update us on fixing the fence, but instead my husband had to keep asking for updates. They did end up fixing it although they had NO BUSINESS trying to give away our land in the first place!
Less than one month living in the house and we kept noticing pieces of insulation in the yard. My husband also heard noises in the attic. He got his own ladder and went to the roof to investigate and found an entry point that is big enough to allow a rodent in. Now we have a RODENT coming into our attic every night! Now we're dealing with that and we will also be bringing a newborn home in a couple weeks. While he had the ladder out he took down a crow bar that someone left on the roof that could have easily been blown off and fell on someone.
Our home build process was delayed multiple times. We went on contract to buy our house in August 2020 and got a good deal, of course they probably wanted us to back out so they could sell it for a significantly higher price now. We met the contingency to sell our old home, lived in an apartment and hotel for over 4 months while they kept making excuses as why our house kept being delayed. Some were believable--COVID impacts, the snowstorm, even the threat of rain. However, when materials did arrive they did not try to make up for lost time and actually took their sweet time completing things. Apparently we chose the rarest brick that kept getting delayed and when it did arrive it took longer than planned even though we were told they would double up on workers to make up for lost time. While other home builders were out working weekends and evenings we noticed no one would be at our house all day and the "weather" would be to blame. They would do little by little and leave patches undone just to stretch out the project.
They messed up on 2 sections of our roof (in addition to the section currently letting rodents in) and had to go back and fix it. These were glaring errors you could see from the ground. Even someone who has never seen HGTV would have noticed. You could walk by and say WTF is that about? Who did that roof? Why?
We were sold on full sized glass cabinets at the design center and model home only to receive cabinets that were half the size. When I asked about it I was told they can substitute materials per the contract and basically builders don't care if I don't like the cabinets they used or any sentimental connection I have to picking out the designs because someone else would be willing to pay more than what we did. Ok, fine I just wanted to know why the model home and design center had cabinets twice the size. They did refund us half the money for that.
I know you want the pretty new house but find another builder! Gehan needs ethics training, customer service training, and training on craftsmanship. We built our first home through Gehan or Brightland Homes. I will never recommend this builder to anyone. Nolan Ledt was our project manager. He consistently lied to us during the process and made excuses for poor workmanship. There was no quality control in place. We had the wrong bricks on our house, damaged flooring, misaligned tiles, a damaged driveway, and damaged drywall, etc. The house was built in 2 months after they sat on it for 10 months. I went up the chain of command to get a resolution, but everyone, from the regional manager to the vice president, brushed off the issues. This company is not honest. I spoke to neighbors who worked with Nolan, and they all had the same experience. Avoid this company at all costs.

Upon our initial day of moving into our newly acquired home, we were greeted by an unwelcome presence of black spiders, scorpions, and ants. Despite our request for at least one extermination treatment, our plea was rejected.
Regrettably, we rushed the property closing due to our son's urgent college enrollment. Many of the items on the pre-closing walk-through checklist were left unattended. When we inquired about these outstanding issues, they began addressing some but not all. For instance, the walkthrough list included concerns about excessive weed growth on the property, which they initially pledged to handle. However, they now claim that the lawn isn't their responsibility, and when we requested a receipt for any lawn treatment performed, they could not provide one, yet they declined our request.
After residing in the house for 15 days, we discovered a significant crack in the exterior window glass, which is not visible from the inside. Their response was that this issue was not identified during the walk-through and, therefore, is not covered. It's worth noting that the window in question is located on the upper floor and can only be accessed by individuals with a tall ladder or by flying objects. Interestingly, our house is currently the sole occupied one amidst 10 others being constructed by Brightland. It seems likely that the crack occurred after closing and is related to the ongoing construction in the vicinity. Unfortunately, our attempts to seek assistance from customer service have been met with rudeness and abrupt dismissal, with their response consistently being, "We cannot help you."
Having owned multiple homes in the past, I have never encountered a builder as dismissive as Brightland. In fact, I have never felt compelled to write a review for any of my previous homes, each of which I have owned for over five years. However, my experience with this particular house has been quite different, as I have had to raise 10 separate complaints within the first month of ownership. If I could give Brightland Homes negative stars, I would. BUYER BEWARE: it will cancel your contract.
My co-purchaser and I put money down on a lot in the Balmoral subdivision. Brightland Homes denied our request to use discontinued product, and we sent an email to appeal.
Four days later, the Houston area manager, Chris Dempsey, called me (in the middle of my workday). Chris was not calling to smooth things over. Chris took an immediately combative tone with me, using the phrase, "we absolutely DO NOT allow it," as a response to our email expressing our dissatisfaction with the decision and asking for reconsideration. Throughout the conversation, Chris refused to answer my questions regarding the likelihood of a warranty claim on discontinued product and how often this product had to be replaced, modified, or corrected. He stated that he did not have numbers to back up that claim. He flat-out refused to answer why a change order process was not in place for such a situation. Instead, he continually stated that customers could not use discontinued product due to "customer satisfaction" reasons, which I responded was counterintuitive, as it was not giving customers a choice.
The conversation continued in circles, with me attempting to get answers and Chris repeating the same talking points in a condescending and rough tone. It was bullying, not customer service, to keep sternly saying, "We absolutely do not allow customers to use discontinued product" and "It's a customer satisfaction issue," without answering my questions. Finally, Chris escalated the situation by stating, "It's not like I have a personal vendetta against you" - as if he did, indeed, have a personal vendetta against me for asking him questions he didn't want to answer. At that point, in an attempt to de-escalate the situation and allow cooler heads to prevail later, I said, "This conversation is over," and hung up the phone. I felt threatened by Chris's use of the term "personal vendetta" and tone of voice and did not wish to engage with him further in the middle of my work day. It seemed like he was trying to intimidate me, and I wanted time to consult with my co-purchaser before I made any decisions.
Well. Imagine our surprise and dismay when, at 4:22 p.m., Chris sent an email that would serve as "notice of termination" of the purchase agreement without speaking to my co-purchaser. I never expressed that I wished to terminate the contract at any point in my correspondence or conversation. It would seem that Chris did have a personal vendetta against me, someone he had never met, and was terminating the agreement based on his personal feelings. This is the height of unprofessionalism and not what we would expect from a national home builder, particularly one in subdivisions such as Balmoral.
To make matters worse, the next day, we received a Cancellation to sign that falsely stated my co-purchasor and I were not satisfied with the selections available at the design center. This is a blatant untruth. The cancellation therefore could only be seen as a bad faith attempt by Chris to make the termination appear as if we were initiating it. According to our initial agreement, if Brightland initiates the termination, it owes us $500 on top of a full deposit refund. The Cancellation was an apparent attempt to avoid paying us the money owed for Chris's initiation of the contract termination. Chris refused to respond to either my Realtor or my co-purchaser by email.
When I emailed David Pierce, the VP of Sales for Brightland, he sent it to Donald Forslund, the president of the Houston division of Brightland Homes. Donald emailed me, blaming ME for canceling the contract and absolving Chris of any fault. He emailed my co-purchaser that he did not believe that Chris was anything but professional on the call. PLEASE, JUST LOOK AWAY.
The experience hasnt been great at all, from sales, to management, to construction, to even the Vice President Jeff Waldroup. All they care is the money, and all we wanted was the house we took over 8 months to build to be built the way we want. Instead, they wrote "bitch" on our house with middle fingers on our home, put the wrong stone on our house, AND did the design wrong on top of that. See below for pictures. We also paid for a third party inspection to check on the house, and the scare in their voices proved to me why. Countless of things terribly wrong with it. And all these mistakes and errors-and no one cares. The president Jeff Waldroup answer to this was "you signed a contract, you will not receive money back"

I wrote a negative review last week, and they responded on Yelp to contact them at feedback@brightlandhomes.com . After I sent them an e-mail, I have yet to receive a reply back saying that it was receive and they were looking into the matter.
As politely as I could describe it, in an angry mindset, I informed them of how bad of a product and customer service one of their newer acquisitions (Gehan Homes) left on my home. If you can AVOID BRIGHTLAND & GEHAN HOMES, unless it's 10+ years old and after the original owner has done the repairs out of his own pocket to fix the poor workmanship.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

Brightland asked me to contact them so they can look into my complaint. Looking at other reviews, Brightland did a "copy & paste" reply just changing the names. It's clear that Gehan/Brightside only cares about making a buck and their customers they just don't give a duck.
Above this line will be update if Brightland ever replies.
Gehan Homes, now Brightland Homes should be avoided, if the house is less than 5 years old. I will share with you what I have discovered POST WARRANTY.
1) The 4X4s on the wooden fence is missing concrete. My neighbors and I found this out post Cat 1 hurricane. Typically the fence would have held but not this time.
2) The windows are double pain and only have a 1 year warranty, this means that they knew the windows were going to fail after the 3rd to 5th. My house windows, the seal has failed in 5 of the 15 windows and I was told I could "just purchase" the windows and they will install them. Why would I want to purchase pre-fab windows that will fail again in 3-5 years?
3) My house has 3 thermostats which means HVAC should be for a multi zoned system. Gehan only installed a single zone HVAC system. And now my my is starting to form mold and mildew. Which means I am forced to paint my ceilings and walls.
And when I asked for compensation to replace the faulty 5 (not all 15) windows and half of what it would cost to put in a new HVAC system since Gehan had put in the same systems for all 1 & 1 1/2 (that just a 2nd floor loft space) story homes in my neighborhood and heaven knows if they did it to other new builds as well; I was basically told to "F" as per the back and forth messages with the BBB (Better Business Bureau).
Gehan makes great cosmetic looking homes but they also have cut corners to make ends meet, and they one left to pay for it is the home owner. Gehan homes is NOT good quality NOR are they a good value. They are like the ugly woman at the club with to much makeup. Poor quality material. Lack of quality checks. You will have to keep a close eye yourself on things being done right if you prefer to build with Brightland homes. Installation of damaged products that they will not replace. No value for quality and customer experience!

Avoid this builder , I would like to get a group together and stand up for their blatant negligence with no care to the consumer. Contact me - let's chat
They will not honor their 60 day - it's a joke they will blame you or have you show proof someone else did not cause the issue. The quality is poor and they will pass you around to avoid fixing issues .
Sad example - my retired neighbor moved to North Dallas to be closer to family. We moved in a week later and his tree was dead. He reported it and today Gehan said no we won't replace it - 7 months later over a $150 tree - now imagine if it was something more important- yes you will be denied
See the quality in the pictures posted - better yet I will open a invite to all to tour our home prior to signing a contract
I will show you texts to George ( supervisor ) upon move in our roof facia was damaged and I sent him a text with pic - Their canned response is add it to the 60 day - fast forward we have a direct tv install a dish and Gehan stated they didn't do that? See your texts - it's the principle they will dodge standing behind their work.
The very best part is they called and said if we fix the issues will you remove your google review - seriously all - that statement says it all

my name is Pavan. I brought house in "Riverview Community" in Georgetown Texas. My construction manager is Robert.
I closed my house on Jan 30th. on closing day there were multiple issues and the construction manager promised to close all the issues in a week and they were acted very obedient before closing but the true color are revealed after closing. it is more than a month the issues are not fixed. I sent multiple messages and calls. finally he blocked me today, this is how they treat you.

We have taken delivery of home and we are glad to have pushed through the process. As info, anyone moving to the north Texas area with Gehan. Be sure to stay on your comms. Make sure you keep a solid record of all your design studio and electric work orders. I'm sure there is a smoother way to deliver a home and we purchased at a time when supply was not the "most available" for important materials such as a/c and brick. However there would have been a faster response and delivery of the property is we weren't sent an invoice for brick that should have been covered based on the home package we purchased. Ultimately, our experience was a 4/10 and that's being generous considering all the leg work and after work we had to put in to get things like, keys to the property as well as mailbox keys. As a side note we still don't have waste bins (that's a city thing, not Gehan's fault, but it would have been good to have better coordination for basic necessities).Helpful 2Thanks 0Love this 0Oh no 0Business owner information

Still no delivery date,
We are having to move in to mobile accommodations caused by the lack of continuity on a delivery date contributing to us leaving our current location due to 30-day notice process. What's worse, we enlisted the help of, (at our cost) a reputable 3rd party Home Inspector @Classic Inspections LLC (Great Company to work with!). The findings were very telling of the workmanship and lack of concentration to detail, (yes there are pictures, The roof needs repair, level of insulation in the attic is inadequate to housing standards in state of TX, baseboard cuts, the list goes on)... I am hoping we can have a functional, new home in which to place my displaced family, before August 17th, as school starts and we will be forced to pay an unnecessarily high sum of money just to get by until we can finish the move. As for the replies from Gehan, they all have my email address as I have responded to both Gehan and the builder multiple times, in hopes of getting some semblance of a time frame for taking ownership of our home. The outcome of which is still in Limbo. I get that our home isn't 1million dollars, but we saved, planned and worked with Gehan every step of the way only to be met with delays, terse interactions when trying to pin down mentioned details on repairs and home delivery. It's like they are hoping we will walk away after all the hard work we put in just to lock in the home to begin with... #IncredulousJul 31, 2022Previous review**Update**
We finally have installed brick... the next step is to have the rest of our flooring and carpet in the house. We did see some issues with grout and wasp nests inside the home, however we assume this will be corrected before we take delivery of the house, stay tuned... Our delivery date has change after we started the closing process after I gave my 30 day notice. We have been given two possible dates I was okay with and now I after we start the closing process the date change to the 3rd week of August with no set date. This puts my family in a horrible position. My children will be starting school on the 17th I will have to drive my children 40 mins one way or start school were we are and then have to pull them out. We started the home buying process in Nov of 2021.
